Hong Kong unveils land sale plan for 3,845 private flats in Sha Tin and beyond
Hong Kong authorities announced a new land sale programme offering about 3,845 private residential units, including a Sha Tin plot for 960 flats and an Urban Renewal Authority project for 1,050 homes. The first three quarters will supply 15,680 units, exceeding the annual target of 12,600.
The Hong Kong government has unveiled its latest quarterly land sale programme, offering a residential site in Shek Mun, Sha Tin, by tender, expected to supply about 960 private housing units. The Urban Renewal Authority will also launch a redevelopment project on To Kwa Wan Road, providing roughly 1,050 units, according to an announcement on Thursday.
For private land development and redevelopment, seven projects are set to complete land lease modifications or land exchanges in the third quarter, contributing about 1,835 units. In total, all projects under the programme will supply approximately 3,845 units.
Secretary for Development Bernadette Linn Hon-hoi said that combined with the first two quarters of the current financial year, the first three quarters will provide about 15,680 private housing units, surpassing the annual supply target of 12,600 units. She stressed that the target is not a rigid indicator, as annual housing supply figures may fluctuate due to macroeconomic conditions and private projects outside government coordination, adding that authorities assess overall supply trends from a broad perspective.
Linn said some government-coordinated projects, including those in the Northern Metropolis, railway property developments and urban renewal schemes, follow specific timelines tied to policy needs and district development. "The government will not slow down purely because the numerical target has been met," she said, noting that market sentiment remains positive this year and developers are optimistic about prospects, with steady demand for sites in mature communities.
Asked whether land sales would continue in the fourth quarter, Linn said the government would review market and economic conditions before making an announcement. On the Fanling North area tender, she said authorities are seeking rezoning approval from the Town Planning Board to increase residential output from 2,000 to 4,000 units, and are also proposing changes for industrial land in the area, with a target to launch the tender by the end of the year.
Apart from residential sites, the government will also offer a plot in Siu Lek Yuen, Sha Tin, for the construction of a tertiary student hostel providing about 600 bed spaces.
